MODU(LAR): habitação de interesse social híbrida e flexível em São Luís - MA?

Abstract

The current scenario of the vast most of the Social Benefit Residences (SBR) units in Brazil is characterized by the large distance of these buildings from the existing urban mesh of the city, as well as by the residences standardization and the monotony of these neighborhoods. The widespread construction of the social residences is used as a strategy to reduce the brazilian housing déficit, however, the qualitative factors of the architectural and urban Project are still neglected by participant agencies (State and private companies) in the constituting process and running of these developments. Before this, the presente work aims to presente the preliminar study of a hybrid and flexible SBR building in a region with consolidated urban infrastructure in the city of São Luís-MA. The flexibility concept can be the solution to meet the needs residential needs, in their diferente Family groups over time. Ando n the other hand, the hybrid. Typology building will be able to promote more urban vitality in the surroundings where it is inserted, and make SBR projects can be incorporated in places thaat have infrastructure, but that are unused or being underused. In view of this, for this work, bibliographic, documentar and field research procedures were used to collect data from the site and its immediate surroundings, besides to analyze standards / laws and to understand which solutions could be adopted for a hybrid and flexible building as na alternative to solve the problem of flexibility lack, use diversity absence and the location of the current complexes at the Maranhão’s capital.
